We have an immediate opening for an experienced Property Manager for our apartment community in North Olmsted (Total Units: 193).

The Property Manager is fully accountable for all day to day property operations, overseeing and enhancing the value of the property and must embrace the concepts of company and be effective implementing policies and procedures.
JOB RESPONSIBILITIES FOR THE PROPERTY MANAGER:
FINANCIAL
1) Demonstrate ability to understand financial goals, operate asset in owners’ best interest in accordance with Policies & Procedures Manual.
2) Maintain accurate records of all community transactions and submit on timely basis (i.e., move in folders, delinquency reports, eviction packets).
3) Ensure that all rents and late fees/check charges are collected, posted and deposited in a timely manner.
4) Generate necessary legal action, documents and process in accordance with State and Company guidelines.
5) Ability to read AR Reports and make collection calls on a monthly basis to residents with balances.
6) Regular and punctual attendance is an essential function of this position.
LEASING
1) Ensure property is rented to fullest capacity.
2) Utilize marketing strategies to secure prospective residents.
3) Works with Leasing Agent on techniques are effective in obtaining closing.
4) Works with Leasing Agent to gather information about market competition in the area and file.
5) Continually monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information, marketing data, etc., to be able to give up-to-date and proper information when requested by others.
6) Represent the company in a professional manner at all the times.
MAINTENANCE:
1) Assign and oversee maintenance work orders.
2) Work with Lead Tech to ensure inventory, order supplies and schedule vendors when needed.
3) Oversees turning of units and ensures they are completed timely.
4) Walks the property and works on curb appeal at all times.
ADMINISTRATIVE
1) Prepare and/or implement procedures and systems within company guidelines to ensure orderly, efficient workflow.
2) Confirm all leases and corresponding paperwork are completed and input to software system accurately and on a timely basis.
3) Ensure current resident files are properly maintained.
4) Ensure all administrative paperwork is accurate, complete and submitted on a timely basis.
5) Lead emergency team for community. Ensure proper response of all community emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities (i.e., criminal activity on community, employee/resident injuries, fires, floods, freezes, etc.).
RESIDENT RETENTION
1) Deal with resident concerns and requests on timely basis to ensure resident satisfaction with management.
2) Develop and/or implement resident retention programs (i.e., resident functions, special promotions, monthly newsletters, etc.).
3) Ensure distribution of all company or community-issued notices (i.e., bad weather, emergency, etc.
4) Consistently implement policies of the community.
ESSENTIAL JOB REQUIREMENTS FOR THE PROPERTY MANAGER
1) College degree preferred.
2) Position requires a minimum of 2 years on-site as a Leasing Consultant and/or Assistant Community Manager; will consider 3 years supervisory experience in a customer service related business with appropriate certification(s).
3) Demonstrate ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.
4) Effectively convey ideas, images and goals to a diverse group of personalities.
5) Must possess a positive attitude and the ability to smile under all circumstances.
6) Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Word, Excel, and Outlook as well as community software applications.
7) Knowledge of OSHA laws and regulations.
8) Participate in training in order to comply with new or existing laws.
9) Be able to work evenings and weekends when needed.
10) Present self in a neat, clean and professional manner at all times throughout the workday and/or whenever present at the community.
11) Comply with expectations as demonstrated in the Employee Handbook.
