Capco Steel, Inc. dba., Capco General Contracting is a contractor that has a primary focus on constructing self-storage facilities. Capco also constructs retail centers, industrial pre-engineered metal buildings, tenant finish-out and entertainment venues. Capco has been in operation for more than 36 years. Our headquarters is in San Antonio, Texas. Due to significant company growth, we have immediate openings for a Senior Project Manager who is highly motivated, conscientious and wants to work for a company that values his/her hard work and contribution.

Duties and Responsibilities include, but are not limited to:

· Manage multiple projects of varying sizes and scopes.

· Support various Project Managers by providing guidance, support, direction, and training that coincides with the company's goals and values.

· Responsible for developing project plans that identify resource and budgetary needs in accordance with the organization's policies and procedures, with COO/CEO/Partners' approval.

· Ensure initiatives are consistent with key business objectives by utilizing a systematic project management approach.

· Manage milestones and deliverables collaboratively with the General Superintendent and project team.

· Be prepared to handle all project management tasks in the absence of a project manager.

· Ensure that the project is completed on time, within budget and ultimately exceeds the customer’s expectations.

· Manage job site safety – Ensure that company’s safety program is properly managed and followed.

· Scheduling – Prepare and develop a complete critical path method schedule inclusive of predecessors and successors, project float, and critical path. Review the Superintendent, “two-week look ahead schedule” and ensure that it is in compliance with the prime contract schedule. The project Manager must document all changes and delays.

· Establish and manage project budgets.

· Prepare and submit payment applications.

· Project buy-out to include subcontractor selection and scope of the contract

· Knowledge and adherence to all company policies and procedures

· Establish and maintain client/subcontractor relationships

· Be able to produce work-in-progress and budget projection reports

· Provide guidance to job site and office staff as required

· Overall responsibility for all change order cost estimates

· Able to read plans and perform detailed material take-offs

· Project scheduling and organization

· Completion of required project documentation

· Professionally represent the company in all dealings with all Subcontractors, Owners, and Architects.

Job Requirements

· Bachelor’s degree (or equivalent work experience) is preferred.

· 10 years minimum project management experience.

· 5-7 years minimum scheduling.

· Demonstrated leadership through coaching, mentoring, and team building.

· Problem-solving and conflict management.

· Budget analysis.

· Excellent written and oral communication skills.

· Possess exceptional internal and external customer service skills and the ability to establish and maintain effective relationships.

· Performs project duties with little supervision.

· Must have a professional appearance and positive attitude.

· Must have the ability to adapt to any situation and meet deadlines.

· Must be self-motivated and goal-oriented.

· Ability to manage multiple projects.

· Software knowledge: all Microsoft packages, Microsoft Project CPM scheduling software.

· This job requires travel out of town to visit projects. Currently, we have immediate openings for jobs in South Texas, West Texas, and Central Texas.
