Duties and Expectations

Working Hours and Reporting for Duty

  • Possess scheduling flexibility in assigned shifts and times according to the business demands for each location. Reasonable accommodations or exchanges of working hours will be approved by immediate management staff.
  • Wear an approved uniform and comply with dress code, wearing items that are clean and in good repair. Visibly wear your name badge at all times.
  • Start your shift on time, well rested and ready to work.
  • Expect that shift and break times are flexible and may be interrupted by business or guest needs.
  • Must be able to read, speak and write English well in order to understand and follow directions, communicate clearly with guests and complete reports.

Service Excellence

  • Apply service excellence techniques in your conduct with both guests and coworkers, utilizing an outgoing, energetic and positive attitude. Be an effective ambassador of ABM, Mpls Parking and the City of Minneapolis.
  • Appropriately handle difficult guests with empathy, patience and concern; take responsibility for the resolution, and quickly resolve any issues or get appropriate assistance to do so. Always look for opportunities to "wow" our guests!
  • Develop a working knowledge of the restaurants, venues and resources in the vicinity of each facility in order to better respond to guest inquiries for assistance and directions.
  • Know the proper responses for the most common guest issues.
  • Work smoothly and effectively within the team; supervisors, peers and subordinates.

Problem Solving

  • Ability to problem-solve; react to changing conditions and situations, identify problems and offer solutions.
  • Examples of different types of situations are:
  • Events vs. normal daily operations
  • Evening rush hour demands
  • Contingency planning for loss of Credit Card Function
  • Sudden power outages or equipment failures

Operations, Inspection & Reporting

  • Responsible for the smooth, efficient operation of the assigned facility, including all day to day functions.
  • Know all standard operating procedures and how to implement them, but always strive to seek better ways to accomplish essential tasks. Provide suggestions for improving procedures to your supervisor.
  • Know the relevant Emergency Preparedness & Evacuation Plan procedures for each facility in which you work.
  • Respond quickly to all emergencies within the ramp by contacting 911 for life-threatening situations, the Security Control Center for other assistance and/or the supervisor.
  • Have functional knowledge of all access control equipment on site:
  • a. Effectively use the systems as intended
  • b. Evaluate proper general functionality of all devices and systems installed at location
  • c. Evaluate and effectively troubleshoot malfunctions and take necessary action to correct in timely manner
  • d. Perform basic repairs or maintenance of the equipment
  • e. Know where all emergency shut offs are located
  • f. Know which vendors or upper management to contact if repairs are required or in the event of an emergency
  • Possess a basic, but limited, knowledge of the operation of other mechanical and computer systems that are installed on site. Examples are: booth heaters, air conditioning units, electrical systems, environmental control systems and fire control systems, elevators and escalators.
  • Understand the function, use, and some programming of computer systems installed that operate equipment or are necessary for daily functions of the business These may include but are not limited to the following examples:
  • a. Dynacount, Environmental Control Systems
  • b. DynaPark, SkiData, ScanNet
  • c. GPACS or Gatekeeper, Great Plains
  • d. Network or non-network computer workstations, and installed Microsoft Office software
  • Conduct routine facility inspections; confirm proper operation or condition, then complete appropriate inspection reports on various aspects of the facility, to include:
  • a. Access & control equipment
  • b. Lighting
  • c. Elevators
  • d. Barricades and cones
  • e. Overhead & pedestrian doors
  • f. Cleanliness-- overall condition
  • Monitor for and report the following exceptional conditions when they arise:
  • a. Equipment failures
  • b. Observed or suspected violations of company policy
  • c. Unsafe work practice or unsafe situation
  • d. Crime, vandalism or damage
  • e. Observed operational difficulties or situations, and be able to provide suggestions for solutions
  • Take immediate corrective action to satisfactorily address any unacceptable conditions related to safety hazards, housekeeping, etc.
  • Complete all appropriate reports in clear, understandable writing and submit in timely fashion to appropriate supervisor.
  • Competently use two-way radios or Nextel Direct Connect cellular phones for communicating with the OCC, Security Control or supervisors regarding service needs or security checks.

O*ther duties as assigned:* you should be prepared to help with any reasonable task directed of you by your supervisor. Examples include but are not limited to:

a. Light janitorial duties in the absence of contracted staff

b. Snow removal and ice maintenance, or management of suppliers and vendors

c. Special projects requested by client

d. Work additional shift or perform any task held by subordinates

e. Assist with monitoring security of facility

f. Light mechanical or repair of equipment or fixed assets

g. Flagging for events
