Job Description
Your Team

The Development Associate will work with our Los Angeles Commercial Development team, reporting in through Bea Hsu, EVP, Development. Responsible for quantitative analysis and project management activities in support of acquisition and development of highly complex real estate development projects across multiple asset classes.
Your Key Deliverables
- Prepare detailed financial analysis and recommendations involving new and current development projects.
- Prepare presentations and investment memoranda that effectively communicate key takeaways that inform sound business decisions.
- Prepare detailed sensitivity and scenario analysis highlighting key risks, opportunities, and probabilistic outcomes.
- Prepare, manage, and track development budgets and schedules.
- Assist in the preparation of periodic reports (monthly or quarterly as appropriate) summarizing project progress, financial performance, schedule, and other key issues to keep management well informed.
- Assist with the preparation of business plans to maximize value creation and manage risk.
- Perform due diligence and contribute to project management workflows including engagement and management of external consultants, legal counsel, and contractors when necessary
- Participate in market and property tours, perform market research and evaluate market rents, sales, operating expenses, and capital market comps and trends.
- Act as LA team liaison for departmental efforts, including best practices and procedures, analysis standards, and strategic initiatives.
- Assist with monthly financial capital calls, confirming accuracy, completeness, and compliance with internal requirements, loan documents, and other applicable agreements.
- Assist development team with identification and evaluation of potential development opportunities.
- Participate in the negotiation of term sheets, purchase and sale agreements, joint-venture agreements, and other transactional documents.
Must Haves
- Critical thinker; exceptional analytical and problem-solving skills
- Must have great attention to detail and work well under pressure to meet aggressive deadlines
- Must be comfortable with presenting to senior management and working in cross-functional teams
- Excellent verbal and written communications skills, ability to convey complex issues and quantitative takeaways in a clear and concise manner
- High sense of urgency and ability to work independently
- Must adapt well to change and demonstrate the ability to develop and implement process/system improvements
- Demonstrated ability to manage multiple workflows and prioritize in a fast-paced environment
- Must be data oriented and have proven ability to interpret and synthesize data to make sound recommendations
- Expert-level Excel modeling skills with the ability to build complex financial models in Excel with minimal oversight
- Minimum of 4-5 years of experience in real estate development, private equity, investment banking, or similar investment-oriented role
- Bachelor’s degree in business or equivalent experience.
Nice to Haves
- Experience with acquisitions and financing from initial offer through closing; joint venture experience is a plus
- Knowledge of multiple real estate asset classes is preferred, with emphasis on multifamily and office
- MBA, MRED, or other advanced degree or certification preferred
